Trois cat\u00c3\u00a9gories de charges peuvent \u00c3\u00aatre distingu\u00c3\u00a9es\u00a0:\n<\/p>\n<ol>\n<li>\n    <strong>les d\u00c3\u00a9penses des services li\u00c3\u00a9s au logement, \u00c3\u00a0 l\u00e2\u0080\u0099usage de l\u00e2\u0080\u0099immeuble et les produits consommables\u00a0:<\/strong><\/p>\n<ul>\n<li>consommation d\u00e2\u0080\u0099\u00c3\u00a9nergie et consommables\u00a0: eau, \u00c3\u00a9lectricit\u00c3\u00a9, chauffage collectif, ampoules, produits d\u00e2\u0080\u0099entretien, etc.\n      <\/li>\n<li>entretien et petites r\u00c3\u00a9parations courantes des \u00c3\u00a9quipements collectifs\n      <\/li>\n<li>75 % maximum de la r\u00c3\u00a9mun\u00c3\u00a9ration du gardien s\u00e2\u0080\u0099il nettoie les parties communes et g\u00c3\u00a8re les poubelles.\n      <\/li>\n<\/ul>\n<\/li>\n<\/ol>\n<p style=\"margin-left:72.0pt;\">\n  \u00a0\n<\/p>\n<ol>\n<li value=\"2\">\n    <strong>les frais d\u00e2\u0080\u0099entretien courant et de petites r\u00c3\u00a9parations dans les parties communes de l\u00e2\u0080\u0099immeuble qui profitent au locataire\u00a0:<\/strong><\/p>\n<ul>\n<li>nettoyage,\n      <\/li>\n<li>entretien des espaces verts (d\u00c3\u00a9sherbage, remplacement de graines et fleurs) et \u00c3\u00a9quipements ext\u00c3\u00a9rieurs de la copropri\u00c3\u00a9t\u00c3\u00a9 (\u00c3\u00a9clairage ext\u00c3\u00a9rieur par exemple),\n      <\/li>\n<li>ascenseur (si contrat \u00c3\u00a9tendu 73% du montant est r\u00c3\u00a9cup\u00c3\u00a9rable), etc.\n      <\/li>\n<\/ul>\n<\/li>\n<\/ol>\n<p style=\"margin-left:72.0pt;\">\n  \u00a0\n<\/p>\n<ol>\n<li value=\"3\">\n    <strong>les taxes locatives :<\/strong><\/p>\n<ul>\n<li>enl\u00c3\u00a8vement des ordures m\u00c3\u00a9nag\u00c3\u00a8res,\n      <\/li>\n<li>balayage,\n      <\/li>\n<li>redevance d\u00e2\u0080\u0099assainissement, etc.\n      <\/li>\n<\/ul>\n<\/li>\n<\/ol>\n<p>\n  Le montant des charges est d\u00c3\u00a9termin\u00c3\u00a9 en fonction des d\u00c3\u00a9penses de l\u00e2\u0080\u0099ann\u00c3\u00a9e pr\u00c3\u00a9c\u00c3\u00a9dente. Une r\u00c3\u00a9gularisation est effectu\u00c3\u00a9e en fin d\u00e2\u0080\u0099ann\u00c3\u00a9e par rapport aux d\u00c3\u00a9penses r\u00c3\u00a9elles. <strong>Si le locataire a trop pay\u00c3\u00a9, le propri\u00c3\u00a9taire lui remboursera donc le trop-per\u00c3\u00a7u. Dans le cas inverse, la diff\u00c3\u00a9rence lui sera factur\u00c3\u00a9e.<\/strong> Dans les deux cas, le montant des provisions pour charges sera ensuite ajust\u00c3\u00a9. Des documents comme des factures doivent, quoi qu\u00e2\u0080\u0099il en soit, venir justifier le montant des charges r\u00c3\u00a9cup\u00c3\u00a9r\u00c3\u00a9es par le propri\u00c3\u00a9taire.\n<\/p>\n<p>\n  \u00a0\n<\/p>\n<p>\n  <strong>Les charges non r\u00c3\u00a9cup\u00c3\u00a9rables par le propri\u00c3\u00a9taire<\/strong>\n<\/p>\n<p>\n  Certaines charges ne pourront, a contrario, pas \u00c3\u00aatre r\u00c3\u00a9cup\u00c3\u00a9r\u00c3\u00a9es par le propri\u00c3\u00a9taire bailleur, autrement dit le copropri\u00c3\u00a9taire non-occupant.
